Can I cancel a booking?

You can cancel your booking, but your refund depends on when you cancel and whether the landlord has approved your request. ✔️ Before the landlord approves your booking You can cancel at any time and no charges will be incurred. ✔️ After the landlord has approved your booking Your refund is based on how early you cancel: Full refund of the initial payment if you cancel 60 days or more before check-in. 50% refund of the initial payment if you cancel 30–59 days before check-in. Can I visit a property before I book?

No, but the beauty of booking with us is that you don’t have to. Our team verify the properties for you, leaving you more time to plan, pack, or just relax.

Who will I be living with?

We have tenants of all ages and nationalities in our properties, but we cannot share their details with you for privacy reasons.

What is a Homechecker?

Homecheckers are people that verify properties for you. They create the digital floor plans, video tours, and photos you see on our listings. You can trust a Homechecker. They’re your eyes and ears in each of our cities as they live there. And we give them weekly feedback to help them, help you. In Belgium, our Homecheckers only operate online.

My booking has been accepted, now what?

You’ll pay your Spotahome fee and first rental payment. This money will stay safe until after you move in. We’ll also put you in contact with your landlord so you can organise a check in time. The only other thing for you to do is relax – you’re on the move!

What happens if I don’t like the property I’ve moved into?

You have 24hrs to let us know if everything is okay. If you think you’ve been missold to, or our listing was significantly different to what you got, we’ll help you find somewhere else to live. If there are more serious issues, we can help cover the cost of a hotel, or refund your money if necessary.

To receive your rental deposit refund from Spotahome, follow these steps: Document the property: Take clear photos or videos when you move in and again before you move out. Maintain the property: Keep everything clean and in the condition you found it. Respect your rental contract: Follow all terms, including move-in and move-out dates. Pay all bills: Ensure there are no outstanding payments to your landlord. If you complete these steps, Spotahome guarantees to refund your deposit within 3 months.
